				<div class="et_pb_text_inner">This project, a collaboration between a government agency and a prominent financial institution, sought our assistance in estimating the current residual value of government-owned land, which is an important aspect of setting leverage percentages. We were given a layout and built-up schedule, as well as a proposed four-phase timeframe that would last until 2029. Identifying appropriate sales and rental comparable, documenting cost figures for both built-up regions and infrastructure, and calculating the Weighted Average Cost of Capital (WACC) were all part of our thorough assignment. We used an extensive approach focusing on the Discounted Cash Flow (DCF) method, along with comparable approaches, to estimate an accurate Present Residual Value for the land, leveraging our in-house database, market surveys, and expert interviews.</div>

				<div class="et_pb_text_inner">This was a mixed development comprised of retail, super market, midrise residential towers, leisure activities together with excess land for future development. The project was just completed at the time of valuation spread over 121,779Sq.m. land having IPMS 1(GFA) 79,247Sq.m. and IPMS 3A (NIA) of 52,658Sq.m. of 12 nos. detached buildings. We have used DCF method to derive the Market Value of the project with the uses of both passing rents of the subject commercial and residential spaces while comparing their reasonableness with similar kind developments in the vicinity.</p>
<p>In terms of excess land for future development, we have used residual method to determine the residue value of the land on dedicated development potential as at the time of tentative development and differed back to present value to reflect the time value of money.</div>

In addition to accommodation, there are 3 Nos of Swimming pool with deck, Moderate Gym, Steam &#038; Sauna, Games room, Musical Water fountain and children’s play area, Water garden park, Private beach, Ballroom, Banquet hall having capacity of 800 people at one go, Executive lounge, Ballroom and pre function facilities, Business and conference center, 4 Retail units,10 Restaurants with lobby café, terrace dining, Bar &#038; Lounge , Jetty, Massage room, fitness studio, Tennis courts, , Beauty salon, meeting rooms, 7 Nos of Spa treatment, a steam room &#038; a Moroccan bath, Health care center, 3 kitchen etc.</p>
<p>The client is a financial institution has given the drawings, and financial statement of year 2017, 2018,2019,2021, and 2022 where reliability on them were doubt for year 2021 and 2022 since COVID -19 hit adversely in Baharain during those years. So, we used to value the subject property with the use of DCF based on the apportionment of income as well as expenditure based on the average of year 2017 to 2019 despite the occupancy level at the start took place where it was stood at end of year 2022 as 50% and assume will be sustained at 65% at the end of year 2026. However, we manage to developed a shadow cash flow using competitive set of passing hotel room rates including the subject to get idea on Average Daily Room rate(ADR), Revenue Per Average Room (RevPar), average occupancy and their increase etc. However, we could manage to report evidence-based Market Value of the subject instead of advisory threat from the client.</div>

				<div class="et_pb_text_inner">This project prominently exhibits eight dispensers for Mumtaz and Jayed gasoline, including Super 98 (Diesel). A sprawling retail area of 1,850 square meters is supplemented by a mezzanine level, comprehensive automobile service centers, a well-equipped garage, a conveniently placed small grocery, two inviting coffee shops, and three efficient drive-through restaurants. A bank came to us with a specific request: to assess the Market Value of a recently constructed property. We aimed to establish a complete valuation using only architectural drawings and built-up area specifications.</p>
<p>We investigated the property’s unique dynamics by leveraging our exclusive in-house data and conducted a full on-site market survey. We thoroughly examined vehicle traffic patterns during peak and off-peak hours to determine typical turn-in rates and the proportionate consumption of various gasoline kinds, taking into account their profit margins. We began a comprehensive evaluation process by drawing insights from our substantial in-house database of similar developments.</p>
<p>Our strategy included using the Discounted Cash Flow (DCF) methodology for retail spaces, the Profit Method for the fuel business (augmented by DCF analysis), and the Traditional Investment Method for the remaining commercial units, all of which were carefully evaluated. This extensive technique demonstrated our dedication to provide a detailed and comprehensive valuation, converting difficult challenging data into a clear and insightful Market Value assessment.</div>

The accommodations are complemented by nine appealing Food &#038; Beverage outlets, restaurants, clubs, and a modern Spa, resulting in an incredibly comprehensive offering. The assignment was commissioned by a prominent financial institution for mortgage purposes. The client provided architectural designs as well as financial figures for 2017, 2018, 2019, 2021, and 2022. Given the uncertainties associated with the pandemic’s impact in recent years, a methodical valuation technique was used.</p>
<p>The Discounted Cash Flow (DCF) valuation approach was used, which required the accurate allocation of revenue and expenditure. Due to uncertainties surrounding occupancy levels, projections were cautiously based on the average performance from 2017 to 2019. Despite a 40% occupancy rate at the beginning of 2022, a gradual recovery was expected, with a goal of reaching a sustainable 60% rate by the end of 2026.</p>
<p>This meticulous approach addressed the challenges faced by unique conditions, resulting in a comprehensive valuation that balances past facts and future possibilities for the top financial institution.</div>

				<div class="et_pb_text_inner"><p>This distinctive project encompassed a remarkable 49-story twisting skyscraper with four basement levels, elegantly positioned across a 4,587 square meter expanse in Bahrain’s bustling Central Business District (CBD). The tower’s outstanding stature holds a total Gross External Area (GEA) of 115,300 square meters, of which 58,780 square meters are designed as Net Internal Ara (NIA) under the IPMS 3A classification. This dynamic establishment serves several functions, accommodating a wide range of commercial activities such as restaurants, retail shops, conference spaces, office units, 13 floors dedicated to hotel rooms, and elegant ballrooms.</p>
<p>The valuation was done specifically for mortgage purposes, requiring a thorough approach. The Profit Method was used to effectively assess the hotel segment, leveraging average daily rents, RevPAR and the All Risk Yield (ARY) determined from comparable sets of similar hotels as well as their linked services such as restaurants, meeting spaces, and ballrooms. The Traditional Investment Method was used with caution value retail and office properties, taking into account both monthly rental rates and ARY in the context of comparison. The perfect synthesis of these diverse components resulted in a full evaluation, producing the Present Market Value of this exceptional property.</p></div>

				<div class="et_pb_text_inner">This project encompassed a mixed development under construction, spread across four plots spanning an extensive 146,000 square meters. It also included a government-owned lease land spanning 107,000 square meters. The primary goal was to determine the property’s current Market Value as is, the expected Gross Development Value following completion across four unique phases, and the realizable Weighted Average Cost of Capital (WACC) for each property type. The client was looking for this important information to help them make investment decisions.</p>
<p>The project’s extensive scope includes a variety of facilities, including 18,500 square meters dedicated to retail spaces, a five-star hotel with 180 rooms and 21 water villas, a luxury sea-view residential tower with 274 units, a beach resort with 98 suites and rooms, 12 sea-view villas, and a marina with space for 233 boats of various sizes and 42 jet skis. The idea also considered possible earnings from food and beverages, as well as a spa and health club.<br />
We used Discounted Cash Flow approach to value the project because of its phased nature and inherent dynamics. This decision was influenced by the realization that due to the many phases; full occupation potential may not be reached immediately. Despite these challenges, our committed efforts resulted in the timely submission of a detailed assessment and report, resulting in complete client satisfaction.</div>
