This is a 10 storied with 2 basements having planning classification of 70% residential and 30% commercial use. The plot size is 5,516Sq.m. having IPMS 1 (GEA) of 34,635Sq.m. while IPMS 3A of 14,635 Sq.m. of mixed of 1, 2, 3, bedroom apartments plus 4 bed room duplex having total 101 units and 708Sq.m. of Retail spaces facing to the canal. The client requirement was to know two things namely the Present Market Value upon completion and Market Value as is etc. for investment decision making purpose.
The scope of the project addressed the client’s two inquiries: the Present Market Value upon completion and the Market Value as is. We carefully applied the Market Approach and Comparative Method to these objectives, discerningly evaluating rates per square meter for various apartment types. The procedure resulted in a complete average rate per square meter after balancing numerous value aspects such as size, view, and vertical location.
We applied Income Approach and Traditional Investment Method to determine respective Market Values in the retail segment. We used similar rental rates and All Risk Yield (ARY) comparable statistics in this regard. We arrived at a comprehensive Market Value following completion by skillfully combining the value results for both property kinds. This value, which was anticipated for 1.5 years in the future, was then discounted using appropriate factors to determine the Present Market Value upon completion. The final assessment method included deducting leftover construction and soft expenditures to arrive at the Present Market Value as is. This comprehensive process demonstrates our commitment to offering a solid and well-founded valuation that addresses every aspect of this multifaceted development.
