We investigated the property’s unique dynamics by leveraging our exclusive in-house data and conducted a full on-site market survey. We thoroughly examined vehicle traffic patterns during peak and off-peak hours to determine typical turn-in rates and the proportionate consumption of various gasoline kinds, taking into account their profit margins. We began a comprehensive evaluation process by drawing insights from our substantial in-house database of similar developments.
Our strategy included using the Discounted Cash Flow (DCF) methodology for retail spaces, the Profit Method for the fuel business (augmented by DCF analysis), and the Traditional Investment Method for the remaining commercial units, all of which were carefully evaluated. This extensive technique demonstrated our dedication to provide a detailed and comprehensive valuation, converting difficult challenging data into a clear and insightful Market Value assessment.
