A new village development with all connected facilities in Durrat Al Bahrain
This project, a collaboration between a government agency and a prominent financial institution, sought our assistance in estimating the current residual value of government-owned land, which is an important aspect of setting leverage percentages. We were given a layout and built-up schedule, as well as a proposed four-phase timeframe that would last until 2029. Identifying appropriate sales and rental comparable, documenting cost figures for both built-up regions and infrastructure, and calculating the Weighted Average Cost of Capital (WACC) were all part of our thorough assignment. We used an extensive approach focusing on the Discounted Cash Flow (DCF) method, along with comparable approaches, to estimate an accurate Present Residual Value for the land, leveraging our in-house database, market surveys, and expert interviews.
