Mixed commercial and residential development – Al Hamala area
This was a mixed development comprised of retail, super market, midrise residential towers, leisure activities together with excess land for future development. The project was just completed at the time of valuation spread over 121,779Sq.m. land having IPMS 1(GFA) 79,247Sq.m. and IPMS 3A (NIA) of 52,658Sq.m. of 12 nos. detached buildings. We have used DCF method to derive the Market Value of the project with the uses of both passing rents of the subject commercial and residential spaces while comparing their reasonableness with similar kind developments in the vicinity.
In terms of excess land for future development, we have used residual method to determine the residue value of the land on dedicated development potential as at the time of tentative development and differed back to present value to reflect the time value of money.
