An Incomplete villa compound in Riffa Al Shamali area

This project included a complex of ten partially constructed villas spread across 5,760 square meters of land, with a total IPMS 1 (Built-Up Area) of the buildings reaching 5,080 square meters. Our task, commissioned by a financial institution, was to determine the Market Value of the compound in its current state.

Our Quantity Surveying abilities were highlighted throughout the on-site assessment. We thoroughly examined the remaining construction work needed for each villa, using an in-depth examination of building tasks categorized under subheadings. We also documented the progress of completed stages within each villa, taking into consideration their various levels of preparation. We cleverly utilized an information gap in a scenario where the borrower omitted critical data about the entire cost and cumulative payment history up to the valuation date. We were able to accurately determine the cost of the remaining activities by calculating the discrepancy as a balance.
