The luxurious private school contains both primary and secondary school systems inside the premises. The client entrusted us with valuing this institution when we were hired for financial reporting purposes. We also obtained financial information spanning the last three years from the valuation date, as well as full drawings embracing all structures, built-up areas, classroom counts, and essential particulars relating to typical student capacities per classroom. Notably, the education sector displayed resilience in the face of COVID-19 challenges, smoothly switching to online instruction during periods of closure. We used a thorough approach to generate a shadow income statement using the available financial statements. This required careful evaluation of typical classroom occupancy, annual fees, admission charges, book sales revenue, and other income streams. We facilitated a comparative assessment by contrasting this study with real financial performance, providing insights into the school’s performance under competent management. The approach was not only effectively communicated to the client, but the validity and reasoning for the generated value were properly justified, resulting in a compelling and well-supported valuation solution.
